An "investor" is someone who is typically in it for a long time investment… buy it, rent it, let it appreciate over the long term.

A "real estate entrepreneur" buy and "flips" property for short term profits. This is more like a job.

If you are on a visa with a limit- i.e if there’s a date on your visa saying it’s valid till . . . . then you will pay international fees even though you have been here for more than three years.

If you hold a passport from outside the EU, in order to get home fee status you need
1. settled status, which means indefinite leave to remain in the UK, i.e. not limit on how long you can be here
2. in addition to the above you need to have been here for at least three years

From what you are saying you will be asked to pay overseas fees. But remember Universities are independent bodies, they can charge as they wish they only get guidance from the government but do not necessarily have to follow it. I know an overseas student who managed to plead with the university because of mitigating circumstances ended up paying home fees.
Ask your university, they usually have automatic scholarships for internationals, and other generous scholarships depending on the degree. I know off the top of my head herriot watt, greenwich, king’s college and plenty others offers some sort of scholarship to entice internationals to go there.
